Demand for apartments in new buildings is growing

Olga Vovk, Deputy Governor of the Murmansk Region, and Alexandra Karpova, Minister of Construction of the region, made a traditional detour through housing construction sites. The main goal is to see how much apartment buildings have grown over the past couple of months.

"Currently, the pace of housing construction is slowing down in many regions. Our situation is different. This became possible thanks to the initiative of Andrey Chibis and the support of the President in extending the terms of the Arctic Mortgage to the Murmansk Region, which gave a great impetus to the development of the industry in the region. Now our task is to help developers. We are talking about the creation of communal infrastructure, the provision of land and the solution of urban planning issues. We are very pleased to come to private construction sites and see that our help has a real result," said Olga Vovk.

The degree of readiness varies for everyone – it depends both on the volume of housing being built and directly on the pace of construction.

In Kola, five buildings of the first stage are under construction at the construction site of the Kola Lights residential complex on Pomorskaya Street. The foundations for the first three houses have already been filled in and vertical structures are being erected. The piles continue to sink into the base of two more buildings. The situation is similar at the construction site of the Gloraks Kolsky residential complex on Morskoy Street in Murmansk. A monolithic frame and a foundation for tower cranes are already being erected on two sections of the future residential complex, and a pile field is being formed for another section.

The largest construction
readiness at two apartment buildings on Shevchenko Street in the regional center. Back in November, contractors closed the "boxes" of the residential complex "Russian North" and the residential complex "Mayak". Currently, these facilities are undergoing the construction of internal partitions, roofing, glazing of apartments and the laying of internal and external engineering networks.

The construction of two monolithic frame 16-storey buildings of the Northern Lights residential complex on Molodezhny Proezd in Murmansk continues. They are already preparing to fill the floors of the 10th floor on the first block and the vertical structures of the 6th floor on the second block. The construction of exterior and interior walls is underway in parallel. The underground parking lot, which will later house a playground, is almost completed.

"Apartment sales have already been opened in all residential complexes under construction and, frankly, they are going quite well. For example, about 50% of apartments have been sold on Shevchenko, while the average purchase rate in the country at the stage of putting a house into operation is no more than 40%. It is important that in our region apartments are bought mainly by families and precisely in order to stay in the North to live," Olga Vovk emphasized.

At the construction sites of low-rise residential complexes on Shevchenko Street, work is still moving more slowly. The foundations of ten houses have been filled in at the Polyarnik residential complex, the first house has been installed and registered with the Federal Register, and the frame of the second has been erected. At the neighboring residential complex "Severny", the foundations of only four houses have been filled in so far.

The construction of an apartment building on Zelenaya Street, in which apartments are intended for the resettlement of citizens from emergency housing, is nearing completion. The 9-storey building is fully erected. Currently, the installation of a ventilated facade and the installation of entrance groups is actively underway, and the roof is being completed. The contractor is preparing the facility for heat supply, after which it will begin interior decoration of the premises and installation of elevators.

"The pace of construction needs to be increased. The apartments in this building are intended for the resettlement of citizens from emergency housing, and Murmansk residents are looking forward to putting the facility into operation. I would like to emphasize that in 2026 we will begin active resettlement of emergency homes on the Hospital Campus. Collectively, we plan to settle 51 houses here. Developers are interested in this area of the city, and they are ready to start building here," said Alexandra Karpova.
Recall that 20 residential buildings are being actively built in the Murmansk region, in which about 4 thousand apartments or 80% are intended for sale to the public. Apartments in new residential complexes can be purchased on a preferential "Arctic mortgage" at 2%. The Government of the Murmansk region has signed agreements with federal developers for the construction of 700 thousand square meters. m housing in the next 10 years.
